HOW TO APPLY FOR A HOME CREDIT?
Home credit is a loan granted by a bank or other financial institution to help finance the purchase of a house or property. This financing may be for the purpose of acquiring a new or used property, building a house, or acquiring land for construction, as well as carrying out works.
HOW DO I KNOW IF I CAN GET A HOME CREDIT?
The answer to the question “How do I know if I can get a mortgage?” is conditioned by several factors, the most important of which are:
The value of the property; the required loan amount; the amount to give as a deposit; the household's net income; the family's total expenses with other credits; the age of the borrowers; among other factors.
WHAT DO I NEED TO HAVE TO APPROVE HOME CREDIT?
The documents you need to gather and present to start your mortgage loan application are: Identification document, proof of address, declaration of effectiveness, salary receipts or proof of income, Certificate of Content or Permanent Certificate of Land Registration , the Building Booklet (In the “Buildings” section, under “Building Booklet” click on the “Get Proof” link) and the Housing License (It is the City Council that grants this license, therefore, to request it, you must go to the urban planning services of the municipality in the area where the house is located. However, some properties are exempt from presenting this document).
WHAT IS THE AGE LIMIT FOR HOME CREDIT?
Taking into account that in most banks it is only possible to obtain a mortgage loan with an age limit of up to 75 years, this indicator together with the loan term will be the main elements to take into account.
Note that, age equal to or less than 30 years: the maximum term of the credit is 40 years and age greater than 30 years and equal to or less than 35 years: the maximum term of the credit is 37 years, more than 35 years of age : the maximum term of the credit is 35 years.
HOW LONG DOES A HOME CREDIT PROCESS TAKE?
Bank approval may be a quick process, however its formalization may take between 1 and 2 months. Contracting this financial product follows some legal deadlines and can often involve a slightly longer waiting process.
